I've seen this done many years ago by a guy who did all sorts of jobs where I lived. My dad caught him painting his boss's roof and he was watering down the paint. We've had a hard time trying to get a painter for our house. We've had a guy that had been remmended by a neighbor and he hasn't showed up to paint for 2 weeks. I want to call him and my husband says no. I'm 69 years old and I'm about ready to go and paint our 2 porches, I've painted all my life and all the inside of our home. Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family. David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green. David took so much pride in his work and was really wonderful about communicating with us each step of the way. His crew painted the interior AND exterior of our home in maybe a week or less. I love how they painted our pipes outside of the house to match the colors- I'll attach a picture to show what I mean. Their attention to detail was fantastic! They seriously did not miss a spot and there was zero paint in any place that it wasn't supposed to be! Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating. The only room we didn't paint was the kitchen.. when we decide what color we want we will definitely be giving James Lee another call. When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing,colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.

Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.
I was taught to paint by a professional and when estimating the amount of paint needed, I always allow for a second coat just to make sure of coverage. We interviewed a painter who tried to tell me I bought poor quality paint without knowing where I purchased it, and stated he would have to buy all new paint. He had not seen the cans and was just guessing so I asked him where I should buy paint from now on. It was the same place I had purchased my paint and he wanted to charge me an extra 20 a gallon more than what I paid for. Needless to say, I have interviewed numerous painters and they are not all honest.
In general, glossier paints are more stain-resistant and scrubbable. But a higher sheen also highlights any imperfections in the wall or in the paint job. "Flat paints are fine for ceilings and formal rooms, but for most of my customers, I recommend an eggshell gloss. It's good for hallways, kids' rooms, even kitchens and baths," says Toto. It seems that latex paints have won over even the most finicky painters. "Though we still use oil-based paints for restor-ation work, latex paints are fine for interior walls and new trim," says Toto, "as long as you don't go cheap on the paint." All of our pros have their personal favorites, but they agree that good paint does not come cheap. "You'll spend $20 to $35 per gallon for a top-shelf paint," says Weeks. The pros also agreed that using two coats of paint will result in the best-looking job. Don't skimp on the coverage; if you're covering more than 400 square feet per gallon, you're spreading it too thin. Also, keep 1/4 to 1/2 gallon on hand for touch-ups.
