Also prime the ends of adjoining boards. This step pays off by slowing the moisture penetration that can lead to peeling at the joints. If the new siding is redwood or cedar, buy a special “stainblocking” primer. Both of these woods contain natural chemicals (tannins) that can bleed through paint, causing brownish stains. A stain-blocking primer will seal in the tannins.
Primers aren't just diluted paint. They're formulated to establish a solid, even base, seal stains and ensure that the topcoats of paint go on smoothly and bond securely to the surface. "Most homeowners use latex primers, but the pros stick to alcohol and alkyd primers because they'll cover almost anything," says John Weeks, of John the Painter in Mobile, Alabama. Primer can affect the appearance of the topcoat. "It's okay to spot-prime the ceilings but not the walls, because primed spots will show," adds Span.
You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.

If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
This all comes down to the rules.....1. references....does the contractor have them??? I ALWAYS furnish all my prospective customers them....no excuses...2. insurance....again, I always furnish proof....3. Read the proposal carefully...I ALWAYS list materials down to tape used, the brand, the grit of sandpaper, the manufacturer, etc....its INEXCUSABLE to not list all of these items....I am a member of the PDCA, the Painting and Decorating Contractors of America, the foremost authority in the coatings industry and they also approve of what I listed....if you do not follow these guidelines, you will NOT get a job reflective of "professional". Look for the PDCA where any painting contractors are, if they are not a member, RUN!
To industrial and institutional. I also own and operate a professional painting company of elite painters ONLY 5 ELITE PAINTERS, and pay them good money for being elite. Less is better in my opinion.The fact is this a homeowner and a painting company owner can both be taken advantage of by hustlers and liars and amateurs posing as pros. I have had many laborers tell me they can paint. " Oh yes sir I can paint, I'm a painter of 8 years. Yes sir I can cut a straight line." Some people will say and do anything to get a buck. If yoir on the job to see their rookie mistakes you may have time to save your reputation before disaster ensues and fire them on the spot. As a painting Company owner if your not on the job with your crew at least 3 out of 6 days every week your taking a huge risk of damaging your reputation and losing the respect of your team. Homeowners want to deal with you or the crew boss (jobs site supervisor) not "the painter". Many things I have read are right on. Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. There is also a differentiation between the crew boss and the crew by the uniforms they wear. Should the homeowners have any issue at all they know exactly who to go to to get results. This eliminates the age old problem of who screwed up? I have found that by me putting on my whites and giving my crew the opportunity to out do themselves on each project it ignites competition, pride in skill, and excellent commraderie amongst the team. We all hold each other accountable. Choose your contractor by the crew not the owner. The crew is a direct reflection of the Company owner. No room for rookies on fine finish painting. Go pro for painting and you won't regret it. With that being said homeowners should always remember that you get what you pay for. With paint and services. In most cases it will be well worth a few extra bucks to get elite results. Never go with the cheapest bid there is always a reason why it's so low.
Great service all around, from the owner to the contractors who executed the project. All very attentive to the needs of the project, planning, adjustments needed, and trouble shooting. Extremely responsive in communication, via, phone, text, and email. They worked fast, and neat. Very detailed. And I am very picky and detail oriented to start. They worked to answer any questions, or concerns that I had throughout the process. I trusted them to work in my house while I was not home. Extremely trust worthy. I had them paint my entire house, paint and replace all floor and door trim, and also painted and installed all new interior doors. I plan on using them in the future to refinish my deck, and paint my kitchen cabinets. I highly recommend them.

To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. "Modern paints dry too quickly, and are difficult to brush out," says Dixon, who uses paint additives, such as Floetrol for latex paints and Penetrol for alkyds. "Adding a few ounces per gallon slows drying time and makes the paint more workable," he says. Another problem is bridging. "Latex paints form a skin," says Dixon. "Removing painted tape can tear the skin, resulting in a ragged rather than a sharp line." Lastly, taping takes time. "Learning how to cut in with a brush takes practice, but if you can do it, you'll leave most tapers in the dust," Dixon says. (Cutting in is painting just the surface you want, not the surface adjacent to it — for example, where a wall meets the ceiling.) Although there are mildewcide additives, our pros prefer using bathroom and kitchen paints that have built-in mildew fighters. "These paints will prevent mildew from forming, but they won't kill mildew that's already there," Dixon points out. Because leftover mold spores can live beneath the paint and eventually work their way through to the surface, you should also prep bath and kitchen surfaces. First, wash down the walls with a bleach solution (3/4 cup of bleach per gallon of water) then seal with a stain-blocking primer, such as Zinsser's Bulls Eye 1-2-3 or Kilz's Total One.
We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.
I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.
Inspect the surface area for holes, cracks or other problems and apply acrylic caulk to fill them in. Use a putty knife to smooth out the caulk and remove any excess to prevent bumps. For particularly thin or narrow crevices, you may have to use your finger to smooth out the caulk. Caulk contracts and shrinks, so apply a second layer once it's dried.
