If you're going to do any part of the painting or prep work on your own, you must know that the first step in preparing a surface is washing it. Since dirt can affect the smoothness of a surface area -- and therefore paint's adhesion to it -- use soap to remove any dirt or stains. Make sure there's no soap left on the walls when you're finished; also make sure to remove any gloss with sandpaper and vacuum up the leftover dust.

I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Fact is I always leave doing more work than agreed upon. It doesn't bother me since the customer is always satisfied. Just saying
Sean and TJ painted the entire interior of our townhouse and were a pleasure to work with. Excellent job of prepping and cleaning up at the end of each day. Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!

So why not just paint your own home. I'm not a painter, so my wife and I take our time, buying the paint and supplies, and doing our own painting. Yes, we need to tape, and it's not perfect, but we get the satisfaction of seeing our completed work. Get the supplies, sliders for your furniture, and patience and go for it. To get basic measurements, measure the length and width of each wall you want to paint in inches. Multiply the length and height together, and divide by 144. This will give you the square footage for each wall. A gallon of paint typically covers around 400 square feet. In some cases, you may need a primer 2 first, then a single coat of paint, meaning that you may need one gallon of primer and one gallon of paint to cover 400 square feet. However, if the wall requires multiple coats, this will increase the total amount of square footage required, and therefore the amount of paint.

As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.


Only a dummy gets involved with so-called "contractors." Hire a qualified actual worker yourself. Check out their resume/background, etc. RULE #1..NO ADVANCE DEPOSITS! Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated. HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house.
There are cases where apartment complexes allow you to choose from a color wheel of neutral hues before you move in. Some charge a fee for calling in a painter to do the walls, while others offer new paint as a benefit of moving in. If you're not a fan of neutral colors, consider looking for an apartment that allows you to paint the walls a more expressive tone. Otherwise you can invest in boldly colored furniture and posters.

I was initially drawn to Blood Rights because of the breathtaking cover art - I preordered it immediately, unsure what to expect, but hoping to get a bit of enjoyment out of the story at least. This book far exceeded my expectations. What I found within its pages was a pulse pounding adventure story, with a good helping of mystery, with great world building, likeable characters, and a smoking hot romance.
Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.

I've seen this done many years ago by a guy who did all sorts of jobs where I lived. My dad caught him painting his boss's roof and he was watering down the paint. We've had a hard time trying to get a painter for our house. We've had a guy that had been remmended by a neighbor and he hasn't showed up to paint for 2 weeks. I want to call him and my husband says no. I'm 69 years old and I'm about ready to go and paint our 2 porches, I've painted all my life and all the inside of our home. Maybe that's the way it should be with everyone that can paint pretty good.

OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.

Third: The contractor buys the materials. We get them at a better rate and customers really don't know what they are getting into by being a material racer. Once again, I'm not referring to the guys that paint a bedroom or 2 a week. Tell the homeowner to go grab 50 gallons of paint, $300.00 worth of sundries and related job cost items and I'd be interested to see how it works for them....IT WILL NOT. And if were talking about people getting taken advantage of here, the paint suppliers with no relationship to a homeowner will 100% GOUGE the customer and completely take advantage of them with pricing. Contractors will pay nearly half the price and will still save the customers money marking up paint 10-15%.

On a scale of 1-10, House Painting Inc gets a 12!  They painted the exterior of our 2-story house and the results were excellent.  The cost was very reasonable (between the highest and lowest bids we received), the prep work was thorough, and daily clean-up was diligent.  They often left the area cleaner than when they arrived.  The painters were always on-time, worked hard the full day, minimized any impact on us, and did excellent work.  This is a professional organization; they deliver on their promises.

This article with comments was terrific - it was so informative. I found the advice useful. It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must.

A good paintbrush is key to a professional-looking finish. "A quality brush costs $15 to $25, but you'll discover that pros aren't as talented as you thought," says Doherty. "The equipment has a lot to do with their success." Most of our pros prefer natural-bristle brushes for oil-based paints, but they recommend synthetics for all-around use. When choosing a brush, pay attention to the bristles. Synthetic brushes are made of nylon or polyester, or a combination of the two. Poly bristles are stiffer, which makes them good for exterior or textured work, but for fine interior work, Doherty uses softer nylon brushes. Look also for tapered bristles, which can help you work to an edge, and flagged tips, which help spread the finish smoothly and evenly. Brushes are available in 1- to 4-inch widths. Most painters keep an arsenal on hand to match the job. "Use common sense," says Maceyunas. "A smaller brush gives you more control, but no one wants to paint a door with a 1-inch-wide brush." Malkolm: Now here is a truly swoon worthy vampire. He's an exiled noble, twice cursed, bearing the names of every victim he's ever killed tattooed on his body. He's haunted (literally) by the victims he's drained the life from. They follow him incorporeally haunting his days. He hears their voices in his head, an incessant madness urging him to kill. And yet, despite all this darkness, he is one of the most honorable and kind characters in this story. His internal monolog helps us know him, and love him. His past is very well fleshed out, and incredibly moving. I really loved his character.

When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!
To get at the nails in the board above, shove a flat pry bar up under it and gently pry the board outward. In most cases, this will pop up the nailhead, so you can pull it with your hammer claw. If you run into a stubborn nail that won’t move easily, don’t use brute force and risk splitting the good board. Instead, slip a hacksaw blade behind the siding and cut the nail (Photo 2).You can’t get the new board in unless you pull the remaining shank of the cut nail (Photo 3).
