Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the first coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

I put out a request for bids to several local house painters and quite a few seemed high. One was for over $6000 for painting the exterior of the house with putty fill as necessary, paint included. It was for him and one other guy to do the work. I said, "it's going to take you guys quite a while to get this job done" and he told me that no, they could do it in 2 days. I don't know about you but $1500 a day per painter seems more than just a bit high. I went with someone else and they had several people there for several days working like crazy and did a great job. There are too many scammers.
I’m writing to you to say thank you formally and properly for the painting of my art deco apartment in Elwood. It’s terrific and has given the place a wonderful, well deserved lift. It was once everything was back in place, dusted and cleaned, with tulips in the vases and my newly adopted kitty, Rocky Gorgeous moved in, that I really felt at home and could appreciate all your hard work. Family, friends (including the fussy ones) and even tradesmen (including window cleaners) have commented on the attention to detail and the great paint job, in particular to the all white French doors, sash windows and skirting boards. I’m delighted with the preparation, paint work and tidy up. The place looks great in all the  different lights of day with the paintings and decor looking much better, as well against the new backdrop of the fresh paint.

I have a deep understanding of the “whys and hows” of things which gives me an edge very few have. My problem solving skills mean there is nothing I can’t do. My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.

It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must.
Even the exterior of the building speaks to what goes on inside of those walls. We collaborated with TONO to make sure the building kept the integrity and character of its pre-existing structure and history, but still reflects TONO’s innovative brand. An example of this effort is the building’s exterior, which we put through a number of treatments in order to get it to its new dark gray hue -- garnished with TONO’s logo, some of which is painted directly on the brick.

After painting the ceiling, work from the top down: Start with the crown molding, then do the walls and then paint the casement molding around the windows and doors. Do baseboard molding last. "Painting the baseboards last keeps dust and grit from traveling off the floor, onto the brush and then up onto the freshly painted casements," explains Weeks.

All colors have a base tone which might not be as apparent on a small swatch, but when the color is painted over an entire wall or room – the base color will stand out. Brown colors will sometimes appear to have a pink hue to them, and greys very often have some purple or blue to them. To avoid being surprised by a base color, take some time to look at the color fan deck for the selected paint color to see where the color comes from.

Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.


I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.
